The house rules are below and failure to abide could result in you being asked to leave without a refund and/or withholding of your security deposit: - No parties. Additional guests beyond what is on your reservation is not allowed unless the host approves in advance. Unapproved guests shall be charged as additional guests, regardless of whether they stay the night, so please let us know ahead of time if a guest or two is dropping by to avoid an additional fee. - We have a "minut" noise/ smoke monitor inside the property. It only monitors decibels and will not record conversations. - Out of respect for our neighbors, we ask that you keep quiet hours from 10 pm until 8:00 am. If you are looking for a place to party, this rental is not for you! - A $50 minimum (up to $250) hot tub cleaning fee will be applied if grass/ trash/ oils are left in the hot tub. Please shower before getting in and use 1 small capful of oxidizer prior to checkout. General hot tub safety - Please do not leave children unattended in the backyard or in the hot tub. Health conditions, alcohol use, and other factors should be considered prior to use. Use at your own risk. Operating the hot tub when water levels are below the jets will cause damage to the pump system and result in additional charges. Hot tub should remain covered at all times when not in use. Jets will automatically turn off after 15-20 minutes. Please turn them off when done using. - Inform host before check-in if you plan to bring your pet. There is an additional fee per pet. We love hosting your furry friends, but it can create a lot of wear and tear on our place. We appreciate you keeping them off all furniture and crated when not under direct supervision. No aggressive dogs are allowed. Please don't leave dogs unattended and clean up after them. We’re still working on growing grass in the backyard so if you can, please let pets out in the front until grass is better established. - We charge an additional $30/ hour for early checkins. It is a large house that take a significant amount of time to clean so an early check in is not always possible. - Do not start a fire in the indoor fireplace. - Be careful with the speakeasy door and watch the instructional video first. - Zipline is for children only. Kids need to be adult supervised and use at your own risk. - Avoid eating in the bedrooms. - During the hot months of the year, the South can be “sultry”. There are fans in every bedroom and our AC is fully serviced, but it can still get warm in some areas of the house. Keeping exterior doors closed and closing draperies during the day will help keep the house cool. - Use coasters on wood surfaces. Avoid leaving standing water on countertops. Do not set hot items directly on counters. - Lost items can be returned for a fee of $30. - Please rinse and leave dirty dishes in the dishwasher. - Please leave trash outside in the big cans. - Aside from expected use (such as dirty dishes, dirty linens, etc.) please leave the property the way you found it. - Checkout is 11. There is a fee of $50 for unauthorized late checkouts past 11. Please request a late checkout the night before, if needed. - Read the listing details and be aware of the cancellation policy before check-in. We will not give refunds for details that are indicated in our listing. - We are not available past 10 pm to answer questions. - No firearms/ weapons on the premises. - Please return cornhole bags to dry storage container or inside. - No smoking on premises. Smoking may result in a smoking remediation fee.
